Application Process
- All adults 18+ intending to reside in the premise must fill out an application. It must be signed and the application fee paid to be considered.
- There are many factors considered including credit, criminal background, eviction, income ratios, reference checks, financial preparedness, etc.
- Minimum 580 Transunion Resident Score (similar but not exactly a FICO score) score is required on properties under $1,100 rent, 625 on properties $1,100 and higher (unless a higher score is published on the specific property)
- Gross Income must be a minimum of 3 times the rent amount
- Applications may take up to 72 business hours to process
- Applicants with an approved application AND that have selected a house have 24 hours/1 business day to proceed and finalize EFT authorization for their reservation agreement or they will be deemed financially unprepared and risk being deemed unqualified.
- A reservation fee reserves a property for up to 30 days before the balance on account and lease must be signed. After 30 days the reservation fee will be forfeited as liquidated damages for holding the property off market.
- Must be able to show at least $100 in liquid assets in a bank account(s) when applying.
Note: Our applications are good for 60 days; once the 60 day time period has expired - a new application would be required if you wanted to apply/proceed with one of our properties. Our rental properties are first come/first serve with any approved application - so please keep that in mind when making your decisions and/or reaching out to our Customer Service department via chat or email to go over the next steps and options.
Renters Insurance protects you and your belongings. You are REQUIRED to provide proof of insurance / obtain rental insurance before you can sign your lease, get your keys, and move in. Alternatively, you can opt in to our AssetProtect Insurance as an OPTIONAL part of our Resident Benefit Package - and you would not be required to provide your declaration page. By signing this application, you agree to all of the above terms and policies.
All applicants must visit https://havenrealty.petscreening.com to certify their pet, assistance animal, or to attest that they do not have a pet.
If you or any of the applicants are under 21 years of age, a credit worthy co-signer would be required.
Automatic Disqualifications:
Eviction in last 5 years (includes eviction filings)
Rent is higher than 45% of gross income (factor in D/I)
Sexual based crime
No call, no show to an appointment
Unpaid Tax Liens, Garnishments or Open Bankruptcies
Discrepancies or misrepresentation
Score below the above listed scores.
